INE urban indicators show wide gaps in Spanish home prices and rents
Spain’s National Statistics Institute recorded an average home sale price of €981,485 in Calvià and €57,698 in Puertollano in 2025. Average monthly rent spending in 2024 ranged from €1,499 in Pozuelo de Alarcón to €330 in Lalín.
The National Statistics Institute (INE) published its 2026 Urban Indicators edition on 21 October, updating measures on housing prices, rents, income and population. Among 432 municipalities with more than 20,000 residents, Calvià had the highest average home sale price in 2025 at €981,485, while Puertollano had the lowest at €57,698. These are municipality-level averages, not prices for individual homes.
For 2024, average monthly spending on habitual-home rent was €1,499 in Pozuelo de Alarcón and €330 in Lalín. Madrid and Barcelona accounted for 94 of the 100 neighbourhoods with the highest average rent spending among large cities. INE said it recalculated previous years’ rent figures under an updated method; the rent indicator excludes the Basque Country and Navarre because the required data were unavailable.

INE’s extreme municipal averages among 432 municipalities above 20,000 inhabitants are transcribed; these are not national averages, individual-property valuations or new asking rents. Sale prices in 2025 and monthly rent spending in 2024 have different periods and definitions; no yield or price-to-rent ratio is computed. The rent method includes associated garages/storage, excluding economic/commercial uses and, for lack of data, the Basque Country and Navarre. Previous rent years were recalculated.
